The Atlanta BeltLine, Pennrose and Radiant Development Partners broke ground Aug. 4 on Overlook at Garson, a $65.7 million, 130-unit development near Lindbergh MARTA station, with Mayor Andre Dickens attending. All 130 apartments, from efficiencies through three-bedrooms, are reserved for households earning 50%, 60% or 80% of area median income under Low-Income Housing Tax Credits.

The project also adds 10,000 square feet of community-serving commercial space and structured parking. The BeltLine bought the site from Wells Fargo five years earlier specifically to preserve long-term affordability along the Northeast Trail. Construction is expected to finish in 2028.

Why it matters

It's a rare instance of the Beltline itself buying land specifically to keep it affordable, on a trail segment surrounded by market-rate growth.
