New City Properties founder Jim Irwin bought 11 acres of Georgia Power surface parking next to Historic Fourth Ward Park in 2018, and the roughly $1 billion district he built there, FORTH Atlanta, is now largely open. The anchor is a 1.1-million-square-foot office tower designed by Olson Kundig that houses Mailchimp's headquarters.
Overline Residences, a 359-unit apartment building by New York's Morris Adjmi Architects, delivered as New City's first completed residential building in the city. The FORTH Hotel, a 196-room tower with a cast-in-place diagrid facade, added a members' social club, four restaurants and a 350-person event space along the Eastside Trail.
Irwin made his name assembling Ponce City Market's 48 contracts and 725 Ponce's Beltline-straddling office building; SaportaReport's Maria Saporta frames FORTH as his most ambitious project yet, a fully self-contained district rather than a single building.
Why it matters
It's one of the largest single-developer districts ever built on the Beltline, and a test of whether a private master plan can function like a neighborhood.
